& bylaws, preserving our streetscape
design and view planes, we
can keep our community looking
beautiful and our property values up.

To this end, the Kipuka Association Board of Directors are tasked with enforcing this covenant and have our site manager doing monthly inspections using this
Covenant Inspection Matrix.

go to complaints form, put “ARC
application” & upload your 2 page
application form in pdf format. You
will receive an email response to
include with your ARC application.

How to Care
Part of the value of Kipuka is in it’s
beautiful landscaping. Battling to
maintain your garden? Talk to those
neighbors with a green thumb or visit
the table below. Also be considerate
of your neighbors and trim your
plants so they don’t overhang in their
yard. Golf home owners, please
abide by the back yard height
restrictions, so you don’t block your
neighbors & golf course view plane (2 feet in corners, fence height

Maintaining Our Beautiful Community
The common areas, including lawn
fronting garden homes, and our
recreation areas create an oasis for
everyone to enjoy. Please don’t leave your belongings strewn about, pull down palm fronds (it will kill the tree), damage the plants, or move the garden rocks around, especially
throwing gravel into the grass (creating a hazard for the landscaper).

Absolutely no rocks or heavy objects
are allowed in the pool as they
damage the bottom and can lead to
pool closure and extra expense for
all. By following our condo rules, we
can have peace and add value to our living space.

Do not talk directly to landscapers.
Report any landscape problems or
pool abuse you see on our
complaints form so we can fix it. A
picture and house address that the
problem is near is helpful. Refer to
the address map for location if
needed.
Kipuka was designed with landscape
themes and street-scapes. Look up
and down the row of home front
yards on your block and you will see
a wavy flow of similar colors, sizes, &
shapes of plants and some decorative rocks (if maintained). If
you plan to make changes to your
landscaping, make your design blend
in. Note: Any and all changes you
make to your original landscaping,
inside or outside your fenced yard,
requires master association Hoakalei
Architecture Design committee (ARC)
approval (you will need to be in
compliance when selling your home).
You may apply retroactively, but risk fines for installing without approval. 
Refer to ARC Guidelines & House
Rules in your Kipuka Documents for
guidance. Consider how big your
plant will get when mature, especially
trees whose roots can crack
foundations. Leave a gap between
fences & plants.
